In a downturn, dicier area don't fill up more with section 8 as almost all the vouchers are currently used in lower economic areas in Minneapolis.

@Vijay Prabhakaran I am doing the same in Minneapolis so similar concerns with winter months but less tourism and probably less competition as well in my market compared with yours.  

I don’t know about St Paul, but in Minneapolis landlord is responsible for water/garbage bill in a multi family if there’s only one water line.

We also focus on a very focused area of South Minneapolis as it's very popular and what I consider A and B locations with older multi family buildings and almost all of our rentals are close by as we know the rents, costs, recent purchases ect.
