@Dustin AwtreyIt's hard to give a rule of thumb for rental real estate because ROI and effective tax rate are generally measured over a life cycle rather than each year like W-2 income.Unless you provide 'substantial services' with your rental (aka hotel-like services), the rental activity won't be subject to SE taxes, which is a strong positive...Some properties produce tax loss from year to year, some properties produce tax income.Some people are 'real estate professionals' who can use that tax loss to offset other sources of income, some aren't.Rule of thumb: no rule of thumb, work with your tax CPA/EA.

The challenge that you are running into is that you are confusing cap rate for a measurement of performance, which it is not.

The contract will be gone within hours of sending it to their buyers list.Some may disagree but I am a fierce opponent to these REI meetings where everyone tries to see who has the biggest member... measuring up who is more successful, who has more rental properties.Just a bleh environment... if you ask me.I just don't see @Jay Hinrich in such a meeting, or Sean.. that guy from flip to freedom, or cody sperber doing such meets.

I'm a strong believer that between basic security measures, common sense, and not involved with any drugs or gang activity, you'll have no problem staying safe. 

We think of it more as a preventive measure.

KPI = Key Performance Indicators.They are the items you measure and/or monitor to evaluate your experiment.An example.You invent a new engine in hopes you put Ferrari to shame.Your KPI could be the time it takes to go from 0 to 60.
