@Michael Allen I could tell by talking to them... questions they asked.. there grasp of English etc etc. most of these bogus ones will ask for information and then they are too quick to give you pre lim approval .. and attach a 500.00 request to the prelim approval.. they don't have enough information to make an approval.. and you can tell even if they were real they are brokers.

@Chad Walsworth I would like to piggyback on what @Rodney Miller said, figure you what your NOI is because it's essential in analyzing a multifamily investment, without a firm grasp of what the NOI is it'll be hard to fully understand the deal you have at hand.

You mentioned fix n flips and considering you have been an agent for 4 years I would assume you have a solid grasp on the buy/sell end of things but not on the rehab contractor end.
