The disadvantage in our student rentals is that if you have guys you will get another set of guys because the girls can't see past the mess.

That was a good lead because I never would have given that house a second glance, it was in good shape and appeared to be occupied.I did have one that was a neighborhood watch person that saw me cruising slowly and the big problem was the elementary school had just let out and I was going about the same rate of speed as 4 girls about nine years old were walking.

Took me about a year too girl, and no eating out (well, very few times) no new clothes for me and I'm looking into getting a 2nd job too.

I also believe in "living below your means" and as our girls are about ready to head off to college we certainly won't need as much house as we currently have.

I know my best option is just to wholesale it but if I can work on the deal with an experienced investor where I could even be an assistant or errand girl on the project would be a plus.
