I want to hear about the blue collar guys in the trenches who took a rat house and made it a gem.  

Purchase price: $380,000 Cash invested: $65,000 Beating a $1M proof of funds and an uncapped escalation clause by waiving inspection, I was able to get this gem as a primary appraising $15k to my favor BEFORE the rehab which will add another $50k equity.

I've finally hit 20% LTV, and owe $170k on the mortgage.This little gem comes with a $1,400-month mortgage - mostly due to FEMA's assessment that my home requires $3,000/year in mandatory flood insurance. 

Can find gems here but a lot of it's been picked through.

I pulled the following numbers from our Consumer List using the following criteria:Homeowners, Age 50-89, Home value up to $250,000, purchased 1998 or before, single family  homes in the Boise area counties.The second column is a subset of the first where the homeowners have a low Financial Stability Score (FSS) Ada, ID        6535 1087 Canyon, ID 1516   560 Gem, ID      103     38 Owyhee, ID 78      54Unfortunately, Boise County doesn't have much on homeowners even on the consumer list.

. $500 or more, perhaps, but since my lifestyle only supports a more passive approach to investing I won't hold my breath for stumbling across any gems that would offer such a return anytime soon.  

I would love to see some pictures of this place as it sounds like a gem in the rough.

I've really been torn about this b/c I'd like to lock in some of my gem properties with these low rates but on the flip side, I can close within days, good relationship, biweekly pmts and can leverage a little equity with this bank
