What I’ve found useful after doing this for 4 years is to break down the year by seasons—look at historical data for peak, off-peak, and shoulder seasons.

My tenant found sublease for 500 less than he pays.

Fast forward to 2024 when prices appreciated significantly, And I found out the property was sold at tax sale.

We found out later that he had just become engaged to a Russian “doll” 35 years his junior who believed he was worth about 200 times what he was. 2.

I've been on this board since 2010 and haven't found an example yet.

Mine is a 3/1 and a 3/3(my side) and by diligently searching the MLS I found it and didn’t really have to compromise on size.

At your age I lived in 6 different states and found out that I could literally live anywhere, if you're of a similar mindset then I would start with a high-paying job in real estate, then invest in that area by house hacking. 

So this site has been one of the most useful resources I've found.
