What does that really speak about your business when you try to run off a fan/subscriber instead of having empathy and addressing the issue?

--@Joe Papp - tenant now reveals the issue has been going on for 3-4 months. the tenant had subtenants (roommates) in the past that we knew about, but to our knowledge those subtenants moved out months ago with no issues. we have several properties where tenants have frequent overnight guests - and we had made the assumption that this person (the roommate who was locked out) was simply a frequent guest, not an actual subtenant....if that makes any sense. 

I'm not a huge fan of direct mail when it comes to marketing to sellers, but I understand it has its place.

It may be fine initially but the problem may come up in the future more frequently and hinder living situation for the landlord and other tenants living in the same house.

New RE investors frequently try to save a couple hundred bucks by 'doing it themselves', and it ends up costing them thousands in taxes that could have been avoided.Best of Luck with Your Real Estate Investments!

@Claudia Everett, foreclosures happen in all markets and in all neighborhoods (however some more frequently than others).

I plan to shadow some agents soon, so we'll see.Huge fan of the outdoors, including biking, hiking, surfing, kayaking, climbing, skate, and everything else.

I've raised the rent about $150/mos above market rate in light of his making a big premium and the fear he may request more frequent repairs.

I am a big fan of the less gentrified neighborhoods of Hermosa, Little Village, Uptown, etc. in addition to the Opportunity Zones with regards to capital gains tax deferrals.
