@Teddi Tanitsky -- You will hear this a lot in the Hampton Roads area, but the STR regulations are as they are today, but they could change come the next council meeting. 

Hi Lucas,Just a side note.You won't be a Sophisticated Investor on a deal unless the Deal Sponsor (and possibly his legal council) believes you really are a Sophisticated Investor.What makes a Sophisticated Investor is not something that's as set in stone as an Accredited Investor though. 

DC, PG and MoCos county councils passed theirs with unanimous votes and no one really lobbied the other side. 

(do not forget about Pioneer Town in Yucca Valley).Big Bear is a great spot too, just know that they have a city council meeting to "table" the STR conversation due to the impact there has been in that town.

This idea was recently tabled at the state legislature but our city council brought it up so I called and spoke directly to our county assessor. 

Around 2 years ago the city council passed some anti STR regulations that would have limited STRs almost exclusively to owner occupied.

Maple heights is trying to turn a leaf and the local city council is on the upside of funding local parks and trying to clean the area up.

The resale in commercial is much more desirable for exit cap and a lot of metro councils are requiring that now for STR licensing
