this is where the deals are .Ones that can bite you though are higher end homes where the previous owner strips them takes every cabinet every door every light fixture basically deconstructs the inside of the houseAnd this is how rental property will look over time in many C D markets just beat to holly heck.It's really surprising (when you first start out) how people can abuse a house and what they will actually live in....It's usually either substance abuse or just a bit nuts....or the worst is when it's both.....We should get all the veteran investors on here together and write a book.

These can be further broken down into lender closing costs and third party closing costs.Thelender closing costs can include underwriting fee, processing fee, funding fee, origination fee, credit report fee, and tax service fee among others.

The closing attorney or Title company may be the determiner for an answer and usually at this point in the process as an agent I'd defer to them.As an investor, I think I'd want all this squared away before closing so maybe check with the attorney/closing company.
