I believe they're only still viable at this point due to going through the motions but I'm 100% confident that business cards are about to go by the wayside and be replaced with a technological solution. 

About a month later I bought my primary residence to go through the motions of buying real estate.

The tenant will have an affirmative defense "satisfaction and accord" , and will likely prevail on its Motion to Dismiss your complaint/petition.

For instance does "the guy" have workers comp, GL insurance, a business license, trade license, professional liability, does he take before and after pictures, will he be around next month/year when there is a problem, whats his warranty on labor/materials, how fast can he respond, does he understand the issues involved in dealing with tenants regarding repairs, does he show up in a marked truck, uniformed, name badge or does he show up in a wife beater driving a beat up pickup and I could go on....The point is that there is ALWAYS someone cheaper out there but an experienced investor knows that cheaper is almost never better and in fact most of the time costs more money in the long run. 

You'd have to file a motion to vacate and set aside the sale, and go to court.  

Just seems like there should be a more uniform set of rules to go by and some kind of contingency for when something like what is happening to me happens.

perhaps a motion or an appeal and if so does anybody have any legal arguments that would compel the judge to grant me Full authority under the IAEA?
