I've had negative experiences with a bad general contractor and a non-paying renter (leading to an eviction), so I'm being extra cautious in selecting the right lender this time.Could anyone recommend a trustworthy lender in the Los Angeles area who can guide me through this difficult time?

Obviously a problem if say you have a guest that says the AC is bad and no one can come for a week.

., put all your best properties in 1 LLC and worst ones in another, or conversely, only put 1 good property in each LLC with 1 bad property). 

How bad is this deal?

My Realtor has since voiced that there were bad operations on the team and multiple mishaps with other clients — Realtors putting amendments in front of clients the day of closing and their inability to effectively communicate with clients the amenities of the units.

Covid emergency has officially ended but for some reason there is more applicants with bad rental histories that are begging for fresh start.

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

But if the manager is at least good enough that they care about their long-term reputation (and also trying to get you to be an investor in future deals)...then this might help.If they are a bad one (or a good one and unable to change), then this is unlikely to make any difference.Remotely you can also do things like doing Google maps drive-bys, etc.
