It's a simple and free tool that everybody uses, and that is at least a backup in case something happens - you lose your hard files, there's a fire, or some file nerd breaks in and steals your documents. 

If you have a rent property with good cashflow, odds are you are BETTER qualified for the next mortgage than if you sold the rent property.  

Having parents co-sign for the loan (if possible) is such a powerful tool that I do not see used enough.You mentioned renting to college students?
