, that's no fun to realize 30 years later.S&P 500 almost doubled the returns of the SFH over the last 16 years yet I still argue with people that financing a turnkey property for investment is a terrible idea but since half the advice on here comes from salesmen or book experts, their best interests aren't being made or tailored to each persons individual needs and goals.

Change your message to so far as why they would want to sell.Motivations of older people in general:60s to 70: Retire, downsize, travel, spend time with grandkids/kids, buy new toys70s to 80: Leave a legacy to loved ones, protect their nest egg, maintain health. 80s plus: Simply their estate, leave legacy so loved ones will remember them, slow decline in heath, stay out of nursing home or being a burden on family.I have a couple of sources where you can get the age of your prospect if you want to tailor a message to each age group.

The cons obviously are rehab costs are much higher, but if the numbers workout, you could probably create more profit spread if you tailor this to your retail buyer demand in your market.The cosmetic rehabs would obviously be faster to complete the rehab, cheaper, but I would think you'd likely pay more for the property.
