I know it's an unpopular belief on this site, but I might keep some money in the deal and pay the lower mortgage balance off on a quicker term (I continue to go back and forth on the concept of leveraging the full 75% LTV and strategizing to paydown specific properties to eliminate their mortgages).

In your case if you use some strategic timing of your sales you could combine both of those sales into the purchase of a larger asset.
