I had to clean it out with a wet dry vac and hvac has tested the pull doing the match test and it seems to be fine for now.

Also people say the pandemic has left people high and dry in this industry but we still performed very well.

And more contractors now have more availability to do them, whereas during the past 2 years, most contractors were just slammed with other work, but quite a bit of that other work is drying up and there are now more contractors doing rehab work, such as those with the accreditation as a Certified 203k Contractor.

Being directly on the beach in Costa Rica get's too darn hot during the dry season in most places. 

I have accumulated some pretty good sub-contractors over the years (painters, plumbers, electricians, dry-wall), but have been struggling with GCs for permit pulling (when needed) or carpenters for small unit turnover projects, large building renovations, or even small isolated exterior fixes.

Bozeman could keep building forever in the wide open spaces, which does mean that if the economy falters either nationally or especially locally, there could be a lot of Supply without enough demand... which could leave some boats on dry land!

The comment on $1.5M in assets stemming from $300K is pretty amazing and fairly true.

@Andrew TupperYeah I’d have someone check that the framing and foundationI was looking at a ~600sf attic conversion but couldn’t do it as spacing of the framing and foundation stem wall height weren’t up to code - need to meet live loads and dead loads reqs for the new space
