@Angello Campbell- Be careful betting on appreciation alone. 

Your best bet would be to meet with 5 brokerages and interview them and see what they have to offer you.

If I choose to wait the 30 days, I've already qualified for a 30-yr. fixed with cash-out up to 75% LTV @ 5.25%  Ultimately, this might be the best bet, but I'm exploring other creative opportunities.  

I usually buy them rent-ready, but I'll bet there are some investors out there who would love a condo from a wholesaler.  

Each bank underwrites differently, but I would bet 95% of commercial banks would be overjoyed to have your equity rich, lightly encumbered business. 

I would also bet some are owner occupants wanting to get in the area, paying retail and the income from other unit makes their purchase possible.

Based on some of the information I have gathered from Brian, along with some of my own research, I believe a crowdfunded deal or a private lending opportunity may be my best bet with this vehicle. 

Would it be my safest bet to just say i'm interested in joint ventures and limited partnerships?

Between trade wars and politics going crazy right now my bet is the next election cycle is going to shake things up.
