I’ve heard from a few people that it is inevitable.I’m sure you all have seen the dramatic rise in property values.It almost seems unsustainable.What would be the signs of the beginning of a crash and how are people putting in safeguards to protect their flips so as not to get stuck in the middle of a big rehab?

Anyone who claims to specialize in financing for real estate investors should be sensitive to the fact that timeliness is valuable, however even if the way the property were titled were not an issue we were still at the 7 week mark with no close date in sight when the issue came up, TO FINANCE A SINGLE DUPLEX.

I did some sensitivity analysis.. and taxes don't have as big of an impact on cashflow as purchase price, loan rate, and rent so I make a note of where I think taxes are behind on my list of properties just for awareness [ie: property is a 4/2 but last evaluated as a 2/1].

The software allows you to monitor every time the door is used and to "lock out" the door if the property is vacant for extended periods of time.The higher end locks offer some tampering safeguards and can be integrated into alarm systems.Hope this helps.
