People do move out and we may lose a week or two to repaint and clean up, or if we rehab a house we might lose a month or a few months, but those are not vacancies per se.

AdiosWhile I was repainted a place after an eviction the former (I was sleeping there) the former tenant came by and tried to steal a window A/C unit.

Also he ruined the floor by spilling paint all over the floor and then they had to repaint the whole floor and they charged me for the paint when this was never in the contract. 

The house is almost 1300 sqft and i wanted to completely change 3 bathrooms, repaint the whole house(2 levels), change light fixtures and outlets, change doors only, remove carpets and redo the floor, completely redo the kitchen, and paint the exterior. the house seems to be in a pretty good shape but i am yet to see how many years the roof has left.

I am repainting the interior of the home, repainting the kitchen cabinets, changing the flooring throughout, and updating the appliances in the kitchen.

This includes 5% vacancy, 8% property management, taxes, insurance, lawn & snow removal, pest control, trash removal, utilities for common rooms, cleaning/repainting at tenant turnover...as well as guesstimates for capital reserves ($750/unit/year) and repairs ($400/unit/year). 

Not necessarily repainting the whole house, a crappy paint job should be able to be fixed with a little time and care I hope.

In a door I'd like something that can take abuse and then be repainted.  

The place was trashed after it all, we had to come in a few times and repaint and replace broken furniture. 

Repainted cabinet boxes as well as everything else in the unit including the ceiling.
