That was our original plan of turning our current home into a rental since we have such a low payment compared to the rent we would receive, the issue is then moving into the next place that will also cash flow after a couple years when we decide to try and recycle the HELOC.

For the record, I was able to get the city to agree to provide commercial cart service - 3 cans, no recycling, no big trash service.

Since most of this debt is 10 year term, and many properties in the 6-8 year time frame require additional capital improvements, you put it up for sale to recycle the equity into a larger income generating property.
