In some cases the agent is unmotivated or the seller doesn't have records - if you run into that, you need to be able to draw on experience or talk to somebody who knows what to expect in your area.When I look at properties, I go in with a general idea of income and expenses and then adjust my numbers based on my gut reaction when walking the property.
