But had we not used a proper lender that truly knows STR, we would have really had a hard time getting a loan with leverage that made sense for this borrower.There is another alternative, using no ration DSCR loans.

Having said that, all problems can't be solved, and tenants with personality disorders do not behave rationally. personality disorders are intractible, and largely unteatable; as a result I work very hard to avoid tenants with personality disorders as they cannot be reasoned with.

Mike, I have read up on your philosophy of 50% and 2% rules and can understand where you are coming from in terms of "safety", but at the same time have trouble finding your rules rational in my case.
