Thanks Will your answer was very informative the only question I have left is will this method prevent title seasoning, seasong of funds, mortgage pre approval or Transactional funding..will any of these apply to or affect the deal from moving smoothly...IM HIGHLY THANKFUL FOR ALL REPLIES

Issues prevent banking, so a flipper, might buy, but they need to make some money for the deal, someone buys, perhaps with the note route, or financing and sells Contract For Deed perhaps, the deal must go to 5 years on the end buyer's side.

I would limit the exterior work to pressure washing the exterior and painting the front door in a warm earth tone color.Maybe you could dress up the front porch area with a few potted plants, and 2 cherry stained wooden chairs with throw pillows or something.

For sure I would want some type of language in closing that prevented complete deed transfer until all funds were completed; if such a thing exists.Have you got any more insight on the second option of a non-refunable deposit?

Cats on the other hand we avoid (their urine smells and stains) I should note that we do not have carpet in any unit We have no weight restrictions and our insurance does not change as long as they aren't certain breeds.

I sure don't want to pay for these claims out-of-pocket if I can prevent it.Many of my tenants have dogs--and some in remote cities claim they do not--then later buy one a few months later --especially in cities that I do not visit too often due to logistics.
