The downside is the hassle and expense (in Maryland we have to pay $400+ filing fees every year to keep the LLC in Good Standing).The upside is theĀ potential for limited liability, however I've heard from various lawyers that the corporate veil is easy to pierce unless the LLC is completely separate from anything in the owners personal life.

Will depend on several factors like the type of property, type of tenants, your risk tolerance, other assets you own, your estate planning, laws where the property is located, etc.Any lawsuits would be limited to the assets of the LLC and not your personal assets (assuming you run the LLC appropriately and the corporate veil is not pierced).
