Hello all, I'm curious how much the HUD will actually pay compared to the 40th percentile rents posted on their site.I'm aware of the different amounts each tenant will cover in terms of their portion of the rent, but I'm not sure if the HUD will actually agree to my rent price.I've been taking the stated FMR for the bedroom count, and taking 20% off the number stated (to be conservative as to what the HUD will accept).

Is there any type of document I can make the buyer sign for these 2 weeks he will be occupying the property in order to cover myself?

Can try to reposition to Class B, but neighborhood may impede these efforts.Vacancy Est: Historically 10%, but 15-20% should be used to also cover tenant nonpayment, eviction costs & damages.Tenant Pool: majority will have FICO scores of 560-620 (approaching 22% probability of default), many blemishes, but should have no evictions in last 2 years.

If you're cash flowing positively, gaining natural appreciation, your interest rate is reasonable and your tenants are paying down your debt I don't see why you would want to make extra payments, personally, unless maybe you're ready to retire and need the extra monthly income to cover your living expenses, or you're worried about hitting a rough patch and not being able to make the payments.

If you have substantial personal use of the property but it's not your primary, then a second home policy with this endorsement might work.Big picture, don't misrepresent how the property is used to the agent or underwriter.
