Probably most were attracted by the pets on approval, yard, ample parking, good location, very reasonable rent, great management (or at least I try my best and think I can do as well or better than the manager handling 250 units)....so you may see a pleasant surprise when you get apps...

@Chris StromdahlIt depends on the condition of the carpet when they moved in, the age of the carpet itself (was it on the 8th year of its 10 year life), what additional wear and tear they created (above normal wear and tear) and were the pets allowed.

When they say they want an application, we explain to them the income & credit criteria, tell them how much money is neede to move-in, and we also ask how many will be living in the unit, and ask what pets they have, so they can weed themselves out if they know they don't meet the criteria.Obviously sometimes they fill the app out anyway when they don't meet the requirements, I guess hoping for a landlord who doesn't check them out.

Jake,I would try calling a Bio Hazard/clean up crew in your area to come in and access, they have the equipment and chemicals to clean up after a death etc, pets ...
