After sending the security deposit with deductions for: holes in walls for TV mont, paint cost for kid writing on the wall, damage door knobs and damage to the flat kitchen drawer the tenant wants his full security deposit back stating because he was living there before I brought property and because the damage were already there.

Dealing with lead paint is one particular thing I have seen first time flipper totally miss and see them taking short cuts that eventually come back to bite them.

General stuff like replace floor, carpet to vinyl floor , painting wall , kitchen cabinet, repair, replace tub ,..,, small minor stuff .  

Its like the post I saw about home depot paint, if something that minor is going to aggravate me, then being a LL probably isnt for me.

I have not had enough turnover to get in and do much, just paint and flooring.

I have some painting that needs to be done in the house, but I also have tenants in there.

Then look for something that you can buy for lower than the market but rent at or above the market.Also find out what a typical rehab would cost you and break it down by major components (flooring, roof, plumbing, painting, etc).
