If you explain the advantages of working with you (no commission, maybe less closing costs if you take some of those, quick and simple close, etc.) but also explain that you need a good price to make it work, and in addition don't put pressure on them to sell it to you because you're family, that should preserve the relationship, whether they sell you the property or not.

But I don't think that's anything you don't already know @Rich Weese Real estate markets going crazy is usually a good indicator of something about to happen, but I wouldn't say real estate causes the recession; rather the pre-recession creates artificial upward pressure on real estate.

Because I am a buy and hold investor, I am still getting loans and paying fees, but it is after the fact and all of the pressure is off.There is so much freedom in this strategy, I really don't know why somebody with a ton of equity would not follow this plan.

I have seen some decent 3-plexes but I’m not in any rush to buy but I do want to get into the market while interest rates are reasonable low….the interest rate is the only thing pressuring me.

Had a company that AHS sent over last year that replaced a heater, no issues.Different tech this year, same subdivision, different property, same setup (no pressure reducing valves and no pressure tank), and tech claims it needs "Sediment trap, expansion tank, T&P modifications, and permit", essentially more than what AHS says the new tank itself is worth.Figured I'd ask here if anybody knows the exact regulations, because the tech seems not to want to explain anything other than "We can't tell you by law, only American Homeshield can, we've told them what it needs".
