Lastly, again my PM is my mother. 

With so many responsibilities as a single mother, full time student, part time worker, business partner not pulling her weight, an agent not getting back to me about being his assistant and helping him find deals!!!!!  

Someone might be willing to "overpay" simply because they live down the street and want a house for their mother, for example. 

The parents left no will but the mother wanted the son to live in the home since he is mentally handicapped.

I grew up with an immigrant mother who basically lived by that book.  

Hey Rhevon, I'm not a RE expert by any means, so I don't know that these ideas translate well, but I have been a salesman of some sort for most of my adult life (my mother would argue most of my childhood and adolescent life as well).

They called me saying they weren't able to pay because the one tenant's mother was diagnosed with cancer and they needed to put available funds towards treatment.  

Our lawyer called us in and my seller had a felony against her which aided in the death of her mother.

My father was a janitor for many years and would not even enter an apartment of a single woman to address a repair issue without my mother with him....just to prevent any potential accusations from some tenants down the road.Gail
