In general, the major brokerages are somewhat greedy and they would prefer to keep both sides of the commission "in house", so before any new listing is posted to a site like LoopNet, Costar or Crexi, it is passed internally to every other broker in the office and then within the intranet for that company, to see if anyone has a party to do the deal with.

I’ve been doing a ton of research on it as I’ve been looking at Italy myself so I have been focused on the less densely populated but still very popular travel spots like Tuscany outside of Florence and Sicily though I’m nervous about Sicily and their major drought issues.

Hi Randal, one of the problems are the loans, when investing in Spain 20% DP is required at the very least.2nd The majority of the Spanish houses are condos so they all carry HOA fees.3rd Demand is an issue, Spain is losing population due to the crazy high unemployment rate, young people are getting out for better opportunities.

So I would definitely lean toward BRRRR between the two options although BRRRR is difficult in this market.For the large majority of those starting out, I recommend house hacking although I don't know if that would work for you in your situation.

Military housing is at high occupancy on-post, making various home displacements more common off-post in hotels or short term rental homes.Small multi-family homes vary in neighborhood types, but the majority of them (but not all) are in a low to middle class area, raising the chances of getting unappreciative or undesirable tenants.As I mentioned earlier, I have no properties and only watch the market for now.

You could try to reach out to the city department responsible for it to rectify it, but if the tenants have already done so and they've confirmed nothing is wrong...

To get into compliance, if it is even possible, you will need to speak to the city planning department to see if the property is eligible for rezoning, a special use permit, a guest quarters, or an ADU.
