These are the kinds of mindsets that lead to massive law suits and radical legislative actions.

That’s why these event would create new trends :- more new builder activity in rural area- more legislation to put more people within a space (ADU and MF/sf zone)- new builder is developing smaller house- retirees moving out from big city creating new house demand in town outside central city like in Fresno, modesto, Sacramento and spokanethese are the trend for next 10 years 

Maybe a legislated one. 

Recognize Local rules: Become knowledgeable about landlord-tenant legislation, local rules, and any particular requirements pertaining to real estate transactions in the desired market.

Account Closed to be honest, I would not consider any of those items to be concerning...why would our population be set to grow by 50,000 over the next 3-years...and a market comprised of 50% renters...and we're a top 3 landlord-friendly state in the US with no pending legislation...we were also one of the first states to strike down the Covid moratorium...our winters can be cold, but that has no impact on capex...or opex for that matter...my biggest winter expense is changing a $25 air filter in the furnace...Property taxes are averaging $3,000/yr across the board...we're probably in the 25% lowest tax rates in the US....but sure...taxes will increase...but this city is busting at the seams...our infrastructure is still assuming a population of 500,000 and we're approaching 1,000,000 quickly...we cannot avoid taxes for infrastructure improvements.There are entire zip codes in transition here...lots of opportunity...and there are 10 or so zip codes that have been stable for 30-years...A/B class...

I do think it's extreme and hope it doesn't spill over to the state level (which also changed a lot this last legislative session).

In my area it is common to not only require a lease but often to end the lease in May as that is when rental prices spike slightly every year.Better check the tenancy legislation in Maryland first to see if there are prescribed notice periods, to ensure you do try to assert something contradictory in your lease.

But the GOP-controlled House managed to kill off that legislation while passing the RFRA, showing that they apparently consider some lifestyles more protected than others.

What the well meaning legislation has done though has forced owners to abandon their property when life's events happen giving park owners a wind fall via the state or county abandonment reclamation of title process to a home for the cost of the legal proceedings.
