We are in a case with another bigger turn key guy that turned turtle and thats what the BK court did they snagged all his cash flow.. but he filed chapter 11 voluntarily ..

Sure it's not worth it for the investor to do all of those tasks, but is hiring them all out to a "turn key" PM the only other option?

I think one of the key things here is that is the lender primarily one focused on conventional/owner-occupied agency loans and just dabbling with investment property loans in a challenging market or a truly 100% focused investment-property lender. 

I have to try something that would allow me to make money online because my currency is $7 to $1 US and the key a lot of the time is speed.

But, I'd recommend going the B2R route where management is already in place for a turn-key process without the headache of dealing with tenants and property issues for, at least, the next 10 years. 

It's hard not to push it when you get close, but patience is the key, especially where we live.

I currently live in and operate 1 STR in the area and as a real estate agent I've helped people buy lots of STR properties from Perdido Key to Panama City Beach.1) The STR market here is congested and there is a lot of competition. 

One thing to note is that property taxes are much higher, and the city enforces rental inspections more than any other market I am aware of.Having owned 100 unit rental portfolio's previously in numerous states, I think that DSM, and suburbs have incredible upside, but the key is management.

But that is the key with investing, you need to have your educated guess of future events, place your bet, and hope you are right.
