These, for the most part, prevent wild "bad faith" moves.Other investments I have like DSTs and crowdfunding involve actually owning a fraction of a physical building or complex.

If it has gone up and down rapidly, then that indicates a boom/bust market (typical in areas without a diverse job market such as areas where all of the jobs are in tech, energy, manufacturing, a single employer or supporting those workers for example). 

The Wheel has generated a lot of buzz including being named the Travel and Leisure Magazine's 12th best diner and the owner, Savas Logothetides, is very involved in revitalizing the downtown.

Its diverse economy, growing population, and strong job market all contribute to its appeal.

But from my personal perspective their previous lease does not involve YOU at all.  

Additionally, the city's diverse economy and revitalization efforts in certain neighborhoods can present promising investment opportunities.
