This will basically be a one man show (me) so no issues with partners or multiple shareholders etc.

One cannot depend entirely on the realtor to know all the details; they are the sales agent, not the business partner.I've met many investors who say the master lease is the tool to use but I have not tried.Last month at a meet up, I found a man who vacationed annually in the Keys at an illegal VRBO.  

I already have a job lined up that starts around $35,000 / year and plan on incorporating an LLC and reporting income from side hustles I run through it, hopefully another 10,000 plus but that not until next year after graduation.

Though there are some creative solutions to this and other issues - Fellow BP member  @Dave Foster is the man to talk to about the 1031 side of things, and he has a lot of tools at his disposal to help with all of the above. 

However I would like to take some risk off the table as the housing prices have moved beyond their all time high, but I don't want to pay the tax man yet.
