Putting a long term tenant in a property here that you are BRRRRing won't cash flow unless you plan on leaving a good amount in the deal to do so, but that defeats the purpose of the BRRRR. 

I can find properties that likely can result in a full investment extraction, but after the max LTV refi the property is large cash flow negative. 

Hello there @Kevin Zmick - I was just in a similar situation so you aren't alone...it is much harder to rent out units during this time, but the right will come. 

But if you are doing AirBNB just make sure its in a seasoned market that wont have some random policy change that makes it to where you can not use the unit as a short term rental anymore.

Should effort be placed in a baseline business plan to determine the best option to start in for this field?

If we buy in 25 we could rent it out to others first bc theya re required to stay in a dorm the first year.

Once that phase is complete, I’d transition back into long-term holds.As for the cash-out refi, without at least doubling the rent, I’d be in a net-negative position each month, which doesn’t seem like a worthwhile trade-off.On the tenant side, I agree with your point about the business aspect—it’s something I’m working on coming to terms with.

Does buying all cash not make your return lower than just sticking it in a S&P index fund?
