My goal for this internship is to use my position at the company to learn about the systems and processes I need to implement into my future properties to have successful small multi-family rentals.

I was supposed to be speaking at BPCon on the very subject of implementing the lead gen system I use with the BP website. 

I don’t think I’ve ever seen any other type of company NOT raise their fees or implement various other ancillary fees.

Step two is the implementation.

I the next days and weeks, I will definitely implement many of the strategies discussed so far.Thanks to reading all your answers, I’ve already made a small step forward today.

@Kelly Bankes Philadelphia just implemented this same process not to long ago.

Then NYC came up with an anti airbnb task force and then started implementing fines. 

I would advise connecting with short-term investors in your market and seeing how they're implementing their strategy. 

@Travis Hagan I would invest it in short term rentals, STRs will give much higher cash flow than long term rentals and there systems that you can implement to automize and self manage without spending too much time.

We implemented a new whole new maintenance staff from the manager down, and have been taking multiple steps to get our properties up to the levels we would want to stay at.
