It does come down to DTI and what you can show versus what you can qualify for in terms of home price.

Recently decided, to invest in a mobile home park but sold at a loss.

The risk increases the further you go from home, so I'd just stay home if I were you.

For example, if you buy a home for 100k, and then improve the property and now it is worth 200k.

Primarily 3/2 first time buyer homes.  

Not that I plan to live in or even visit the US anytime soon, but I don't want to deal with winter-related issues like heating, de-winterizing a home etc. 

If you don't see things in a similar way as to your goals for the home, you are better off starting on your own.

I own a home with my wife.

The mobile home I would only want to keep for a few years to live in before building a new home.
