My tenant has been dealing with a mess, noise, inconvenience and heating a cold house since the dry wall got pulled out in November.

We had the entire house heat treated recently and a new tenant moved in and we have another infestation. 

When were the systems (roof, electric, Plumbing, heating) last updated and were they fully updated or just partially?

Who will handle the evictions, the troubled tenants that call at 2am with no heat, stopped toilets etc.Add on that probably no one likes their PM. 

Figure $150/month for electric year round maybe more and $150/month for heating, and $100/month for internet.

Awfully cold in Wisconsin right now and I have no working heat in this property.

Also look at the monthly bills for electric and heating....and if there is a pool(s) the water evaporation replacement costs.Does it have 100 year old chimneys that are unusable and crumbling, needing expensive scaffolding re-pointing or removal.I'm just pointing out there are LARGE dollar outlays beyond normal for these big Trophy Homes that it would be smart to budget for monthly.Do you intend to ride a lawnmower and cut the grass yourself or pay for it--etc...

It has forced air heat, but no AC with my estimated cost of $5k  Paint, fixtures, etc throughout $5k. 

The only thing I can think of is that the wiring was not done correctly and I'm paying for the tenants heat.
