The line on the appraisal that will trip you up is "Are there any adverse site conditions or external factors (easements, encroachments, environmental conditions, land uses, etc.)?"

With single family residences the external factors can greatly effect the value of the asset, and you as the investor have majority of the risk.

Make sure to handpick each member of your operations so that you know things will run seamlessly and remember that this is YOUR business so you will need to play a large role in everything when first getting started. 

Example: Totally enclosed-roof, windows, doors; utilities all hooked up externally; all exterior roads, parking, etc completed.  1st floor done but not the 2nd floor. 

There are alot of reasons why prices are going up, but predominantly low interest rates = higher prices that someone can afford to purchase a home, coupled secondly with "low inventory" when covid was here and noone wanted to list there home out of fear ( both from having to go into the external world and having people come into their home ), and third but most recently surging lumber prices. 

BP is very restrictive on posting about meetups - as you can see many posts were removed for including links to external meeting sites.

Meaning statistically, that it will continue with this up and down level of inventory unless some external event forces a change.

It could have been taken externally and used in this report.

@Andrew Holmes  The city of Chicago uses code enforcement to ensure absentee landlords and non performing property managers are not dragging down blocks and neighborhoods especially in tougher areas where there are already plenty of external factors working against a community.  

Besides this setup will not give you any equity stake in the purchase, as you will not be on the loan or on any other external agreement.My recommendation would be to speak with a few lender to understand your options.
