I will always do it for free because helping others is personally fulfilling and ultimately what I like to do the most.  

It would help if they share your interest in real estate.Perhaps your current social circle or support groups can help you find the person you need in your life to help you do what you seek to do and fulfill your potential, perhaps even a local Real Estate Investor Association (REIA).I'm sure there are others in the real estate investing world with similar challenges.

But, I see more potential in myself, bigger and better goals, more fulfillment, and I think Real Estate is the tool and the road that will take me to where I want to be in life.

I'm sorry to hear about the local broker... not sure if they were fiduciary or not, but if so, sounds like they were fulfilling that duty in only the very strictest sense of the word.

The payment of the liens is a condition of the sale and if the Seller does not fulfill the condition precedent, you are excused from performing your duties under the contract.
