Thank you David, without a doubt very good advice and it definitely makes a lot of sense.The reason I am looking out of state to begin with is because I have been told by many experienced investors that the OC market where I live is at its peak right now and it is a terrible time to buy an investment property here.I am starting to realize the struggles in trying to buy cheap foreclosures that need little work and I am also learning that appreciation and cash flow almost seem to be mutually exclusive.I will continue to research and ask questions in the hope that my next decision will be a fruitful one.Thank you again for your advise, it is very much appreciated.

The key to remember is that you are looking for a deal like any wholesaler or flipper but instead of doing the deal quickly and moving on you are enjoying the fruits of your labors and building a nice amount of cash for when you sell and move.

@Nick Britton thank you For the advice, I have a few private investors who buy up in bulk from foreclosure auction, he beats the banks, I can get good deals on it but you are right, some are already rehabbed and there is little juice or cushion to make any money or at least enough to where it would be worth it but as long as in these deals I can find enough room to make a decent spread , I just did my first deal for $40k , I'm working on squeezing more out of wholesale before I move to rehabbing completely .

We have a hot market here so the low hanging fruit is hard to find, however, there are good investments to be found.
