You can just look for houses you like and run the numbers rather than focusing on small areas.As far as AirBnB, our market is fairly saturated so you really have to operate at a high level to stand out and/or have a really excellent location. 

I have been doing fairly well, taking in consideration the little time I'm on it, but it's a lot of work.

The sad truth is most in the BP community believe the horrible deal with favorable seller financing where zero out of pocket is required is a better real estate play than the great deal that requires traditional financing.

So if your use is sporadic, renting may still be the better option.Several different factors play a role in this situation. 

In all fairness though we are conservative and I personally go visit the market ( at my expense) and the individual we are going to work with before I start the program..

If you think a builders rep is going to be "fair", your a special kind of dumb.

As long as you are willing to play the long game you don't really have a reason to be overly nice or flexible with this tenant.
