Any other recommendation to ensurebthat umrella insurance is full proof and that it actually works and they dont bring that one disclaimer if and when it comes for actually paying for the insurance claim,  if ever.

If I changed the filter to around 3-5 years then I can see 1 or 2 properties but i'm not sure if that is enough for an appraiser to use.I'm fairly new to real estate so if there is any feedback on what I can get a better idea than that would be awesome.

This might be a silly question but have you ever been successful in getting the developer to finance it for you versus a bank or other loan?

. $90/month X 12 = $1080 increase in NOI, at a 10% cap rate that small change increases the value of that property by a whopping (1080/10%=$10,800)!

I would imagine it ended with him making no money as this sounds like the biggest steaming pile of poop I have ever heard of.

I got interested in real estate after reading Rich Dad Poor Dad and it blew my brain and completely changed my perspective on money and my possibilities.

I understand the concept of it, but I have received plenty of decent off market deals from legitimate wholesalers.
