Obviously I don't want it too low, may attract distracting other offers.

That's not their skill set or they may just be to big to have anyone care about an asset that small.Also, if it's a non-bank you have no idea what else is going on in their life, death, divorce, distraction. 

It will also eliminate random email, calls and text throughout the day that are distractions when we're busy working (and might not be able to respond).

If going down the road of getting money from a deadbeat renter distracts you from that, I wouldn't do it.  

Like Mike said, it the frustration from a lost deal, could distract you from another one that could be right under your nose.

Becoming an absentee RE investor would not satisfy those goals, but in fact add so much additional pressure that it would distract from the work that is my top priority.

If you wait, you will get distracted or discouraged and you will be posting on here in a decade about how you wish you started a long time ago and how great the advice from this Paul guy was.

Otherwise, it's irrelevant and a distraction, frankly.

To me the black countertops are a distraction and I am sure they cost a fortune....If you aren't getting any traffic that means they don't like the price or they don't like something in the house and they can determine they don't like it from the pictures. 

Every time I think I've landed on a strategy and area to buy I get distracted by another city or approach.
