@Tom Veit When you're in Olde Kensington, there are some pretty hard borders that change the population you will be renting out to and therefore the rental rates.

Higher taxes, rent control new regulations, open border, increase in renter rights, lawsuits, property values down, increase inspections, loss of property rights, social  ownership, a nightmare.

Your parent company should also be formed in a LLC friendly State; such as Delaware or Nevada.

@Nicolas Dib De Castro I have worked with several Canadian buyers (and sellers) in our market.

As I'm not sure whether they will close, I usually build in a safety net of one of the choices being a Delaware Statutory Trust just in case the targets fall through.
