I have been doing background checks for a while in ma and no one seems to be coming up with any evictions or criminal background history.

I've been running the standard should make 3 times the rental price, I run credit, background and criminal checks and after someone applies, I send out fax for prior work history and landlords.  

RE school will teach you how to take care of the ethics and abide by the laws, but won't teach you about how to make a living.As far as the criminal background requirements - you should call your state board to find out.

The leads for these guys come from lead generation criminals who find susceptible folks who actually fill these forms out thinking they are going to win a contest or prize.With the internet ,  FB, Linkdin, BP , CI  etc  etc.. these scammers don't need to even buy leads they simply place adds here or what most do is just troll the forum and respond to someone who is looking for money..

On his application, he disclosed that he has a criminal record and that was verified on the report I ran on him.
