My name is Michael and I'm new to the community and real estate investing as a whole.

instead of "threatening" him to not do it, make him aware of the challenges ahead and why, so he has an opportunity to see and decide if he has what it takes to overcome them. 

I work with community bankers all over the country that work with OOS investors.

I’m aware that money is likely going to be spent but, assuming it doesn’t, then can you still make tax free cash flow simply off of the recurring deductions like interest, management, hoa, utilities, taxes, insurance and depreciation?
