I recently purchased a 1500 SF two-story rowhouse in New York with a building class designation of Two Family Dwellings - Brick (B1).

I’m hoping to not build until I acquire more revenue from profits of the plot via flea market, parking, boat parking, or something else that requires minimal investment.

I plan to raze a house I own in SD county and build a quadplex on this one parcel. 

I'm in a position with some equity and liquidity to start building my investment portfolio.

Next is getting to the work of researching that market to confirm viability, building the TEAM, the How-To for strategy. 

Banks will be reluctant to lend you and other buyers/borrowers a mortgage for a building like this as it is seen as high risk.

We are looking for companies that OWN and are accountable for the full end-to-end process including purchasing, rehabbing/build, post-close property management.

However, this structure provides two main benefits: 1) I don't have to build a big marketing machine to raise money.  

We are actually working with MEDC to put together workshops to help provide trainings for various regions in MI to help fill in the development gaps from the real estate entrepreneurs and what it takes to build a development company and complete a project.
