Here are the guidelines- The property must have been purchased (or acquired) by the borrower at least six months prior to the disbursement date of the new mortgage loan except for the following:There is no waiting period if the lender documents that the borrower acquired the property through an inheritance or was legally awarded the property (divorce, separation, or dissolution of a domestic partnership).The delayed financing requirements are met.

. - You quote the work and structure the contract such that if the project is done to your satisfaction in 10 weeks (ample time on an 8 week estimate), a 5% bonus is awarded. - If the project takes longer, a 5% penalty is applied for each week past the 10 week deadline. - Payment is made in installments throughout the process after well defined intervals.

The assumption in loan level bidding is they won’t sell the tape all together, but each loan to whomever they award it to.
