F and peak around 100-105 in the afternoon so it's boiled down to either remove the heat faster or slow down and/or stop the heat penetration but stopping the heat penetration is NOT attainable in my opinion and good luck if you wanna try.

For example you could move this money to the Springs and get a 4plex around $400-425k and get about $3400 in rent or you could move the rental to an area like Columbus that you mentioned and attain the 1% rule (rents of at least 1% of the price of the home).

Not necessarily a deal killer on a business acquisition loan where we have a reasonable expectation of repayment based on historical financials, a solid set of attainable projections, or maybe some kind of a secure guarantee (like an SBA loan). but with no collateral, and it's a line of credit so a bank has no idea what you'll spend it on.

You can also learn a ton this way too.As far as returns, I can speak from the syndication side and that it's attainable for a limited partner to achieve 8-10% CoC returns and 18-20% IRR over say a 5 year hold in a growth market, with a conservatively underwritten deal managed by an experienced team.
