I agree with you there on the analytics process and not speculating on an investment.  

We do analytics on lead capture, and it has shown that their network generates virtually no leads, making them not worth the price they are charging.

I am very analytical on every deal.

Obviously this isn't exact but it puts you in a state of mind that makes things more analytical rather than emotional.

All of these products have their own proprietary algorithms (including Artificial Intelligence and Machine Learning) to come up with an expected ADR or Occupancy rate (and many other valuable data points) so there is real data analytics going on with these products. 

I have been to their offices and its pretty impressive they have at least 20 people doing analytical's nationwide.
